Grand Pacific Palisades Resort Floating Weeks 1-25 & 36-52, 1BR 1BA, Every Other Year Even, Garden/Pool View, and Day Use (via reservation). GPP is a great Southern California coastal resort (Pacific Ocean in view of the resort overlooking the Carlsbad Flower Fields and next to LegoLand & Aquarium). Check In/Out is on Sundays. This is a floating week which we have enjoyed staying at as a family of four, been an excellent trader in RCI, we have rented it, and we have also received 5,440 points EOY in Hilton Grand Vacations Club (HGVC). We have used our HGVC points to get into HGVC Elara in Las Vegas Nevada; HGVC Trump International, Las Vegas, Nevada; HGVC King's Land in Waikoloa, Big Island of Hawaii; HGVC Maui Bay Villas, Kihei, Maui, Hawaii; and HGVC at MarBrisa, Carlsbad, California.

We are enrolled in HGVC via Marbrisa in Carlsbad and GPP has given us 5,440 HGVC EOY even points. I am not sure how you would get the HGVC points. I believe you would need to already be a member of HGVC to be allowed to use CSR as HGVC points and there may be separate fees involved. I do not believe CSR will qualify you for HGVC on its own. Your situation is dependent on your personal set up and you will need to confirm all of this for yourself.

First year use at GPP in unit is 2028 as we have already claimed the 5,440 HGVC points for 2024 & 2026. If you want to use the equivalent of 10,880 (5,440 x 2) HGVC points (2024,25,26,27) then I am willing to cooperate and search for an HGVC reservation for you to any of their available destinations as long as you pay the 2024, 25, 26, & 27 maintenance fees as well as all HGVC reservation, point protection and guest certificate fees.

Maintenance Fees for 2025 have been paid. 2025 Maintenance Fees are total $706.81 (which consists of assessments $496.33 + capital reserves $162.54 + property tax $47.94). Buyer is responsible for all closing and transfer fees. Closing fees are estimated to be $1,000 which includes a Grand Pacific Resorts transfer fee of $595.00

Our spacious one bedroom condo suite comfortably accommodates four guests. The master bedroom includes a California king-size bed and a private bathroom. It also includes cooking utensils, a coffee maker, and tableware. Additional conveniences include complimentary WiFi, a DVD player, iPod/iPhone docking alarm clock, and room service. The private bathroom is fitted with a tub shower combination, a hair dryer, and complimentary signature toiletries.

We have owned several deeds at this resort for 16 years, have stayed several weeks a year and rent the remaining weeks within their rental and GPX that covers the maintenance fee.
Less than 1 hour from San Diego and just over an hour drive to Los Angeles, a great spot; also directly across the street to Legoland. Check the website for all the amenities offered at this gold crown property.
We have all these deeds within the Hilton Grand Vacation Club system so may also apply any deeds into club points each year. Dont know if the deed is easily transferable to HGVC but would be a bonus and would make this purchase much more attractive as the 9280 Hilton pts are worth considerably more, especially if you have been to a Hilton marketing presentation where cost is over $45,000.
Also have every other week deeds, both even and odd, also a deed with its own HGVC club contract at Carlsbad Seapointe which may be easier to just transfer. As we are both 80 years old, would like to sell a couple of deeds so you may enjoy this resort as much as we have. If interested in renting first, just ASK
