If you found this ad, you are shopping for the best maintenance fee per RCI point. This one wins that fight. But it is also a platinum 4 Bedroom House over Thanksgiving week, and that is the double whammy - a home run on both counts.

Here is why the second half matters. RCI can adjust point values on any week, any time, and it already happened at this resort. About three years ago, Regal Vistas owners holding non-platinum weeks in the 2 bedroom units had their points cut in half. Same resort, same fees, half the value overnight.

Two things kept this ownership safe: the platinum week, and the size of the unit. This contract has both.

A 4 bedroom luxury house in Massanutten that sleeps 12 people over Thanksgiving is one of the most in demand weeks in RCI's entire portfolio. There is a reason it carries this many points!

High RCI Points-per-dollar means nothing if you are holding a week that is exposed to a future RCI downgrade. Platinum weeks are the ones that hold their value, so the number you bought is still the number you have in ten years.

They have a track record for a reason, demand for them does not fade.


>> WHAT COMES WITH THE SALE

This is the part most sellers do not offer. I am an Airbnb Ambassador with over 2,000 reviews as a host, and I have been working this system for years. You are not just buying a contract from me, you are getting a consultant.

1) A one hour Google Meet screenshare consultation. I will walk you through the RCI Points system live: how to search, how to use the waitlist request system properly, how to spot the cheap exchanges, and the tricks that separate a good year from a wasted one. Owning RCI points is wonderful, but only if you know how to use it right.

2) Training on how to pay yourself back. I know which weeks actually sell and what they sell for. I have sold ski weeks in Utah and Vail for $2,500 each. With 151,000 points a year and no dues bill until November 2027, you have room to book multiple weeks, keep the ones you want, and rent out one or two to cover the purchase price and your first maintenance fee. I will show you exactly which weeks to target, when to book them, and how to move them.

3) Hands on help with the closing process. This matters more than people realize. If closing is not handled correctly, it defaults to closing as a WEEKS contract instead of a RCI POINTS contract. I have watched this happen to buyers. Vacation Village will then charge $5,000 to $7,000 to upgrade it to RCI points if you dont close it right!!

The trick is assigning the RCI Points account at the same time as closing, so it closes as an RCI Points contract from day one with no upgrade fee. I will make sure that happens. An inexperienced seller or broker will not know to do it, and Vacation Village is not going to give you a heads up. Why would they? The mistake is worth five to seven thousand dollars to them. This is the timeshare industry, after all.


>> HOW THIS DEAL IS STRUCTURED

Closings average 2-3 months, so a September 1 start has us wrapped by November 2026. You owe nothing until November 2027, and you are not waiting around in the meantime too use your RCI Points. The contract comes with no "banked" points but you can borrow from your 2027 use year and start booking right away (up to 151k RCI Points).

Here is how borrowing actually works, because a lot of people misunderstand it. Say you borrow 101,000 points to cover your trips from your use Year Nov 2027. When November 2027 comes around, the remaining 50,000 deposits into your account (You current use year), and a fresh 151,000 will then become available to borrow against for the "next" use year.

This is the smarter way to buy in. Contracts stuffed with banked points sell for far more, and you inherit a maintenance bill that is already around the corner. Here you pay a low price, carry no dues for a full year, and hold 151,000 points a year after that. Lightest possible fee load, very large annual allotment.

One note on the terms so nothing is a surprise: I pay the November 2026 maintenance fee out of my own pocket, and that year's deposit stays with me. That is the tradeoff, and it is exactly why the price is $1,600 instead of what a Thanksgiving 151k normally commands for on a 4 Bed Platinum week 151k Contract.


>> WHAT THIS IS

An annual, deeded 4-bedroom Thanksgiving week at Regal Vistas at Massanutten, converted to 151,000 RCI Points every single year, for as long as you own it. Thanksgiving is locked in.

This is one of only a handful of guaranteed weeks in the program that carry points this high.

Out of any RCI timeshare you can buy, I believe this is roughly #2 on the list for points per dollar of maintenance fee. Dues are currently $1,583 a year, which works out to about one cent per point, or roughly $105 per 10,000 points.

To put that in context: most exchanges run 50,000 to 80,000 points per week. I have stayed at resorts that would have been $800+ per night. I have also pulled weeks for 7,500 and 25,000 points. It depends how you play the game, and that is what the consultation call is for.

- Borrow from your next use year at any time. That is what lets you start booking before your first dues bill arrives.
- Bank points for 2 years as standard, or 3 years for a small fee.
- RCI Platinum members get the 3 year window included, plus discounts and other benefits.
- Between banking and borrowing, you are never on a use-it-or-lose-it clock the way weeks owners are. You stack, you hold, and you strike when the right inventory shows up.

- Clark County Deed Recording fee (Usually around $50)
