It is a 1/12 ownership with 4 weeks a year, one per season and a free fifth week every 5 years.$900 total cost to ownership: 2 bedroom 2 bathroom upper unit, unit 8 B available in building 1 closest to the clubhouse and beach.It has washer dryer in unit.$440 KPV maintenance fees per 2 bedroom week. There is also 3 B lower unit, 2 bedroom 2 bathrooms available $373 maintenance fees the same week if wanting 2 units the same week, same price. $1800 both units. The fiscal year is June to end of May so there is cost of living adjustments on the quarterly amount middle of the year.The $900 covers all fees to get the title in your name units 6 G, "G" is the time interval or 8 B and 3 B available and every year it moves 2 weeks forward so eventually an owner gets all weeks.Great for using, renting and exchanging for other resorts all over the world.The ownership is owned free and clear.There are once a year fees, this 2026 year the HOA cost is $280 (paid) and the taxes will be $24 due in February. HOA covers the clubhouse, pool, tennis/pickle ball courts, private beach, grounds and pier, etc. maintenance.Even though there is bedding for 6, there is no occupancy limit, so you can bring bedding/blow up mattresses and sleep as many as you are comfortable.There is one assigned parking lot to each unit and "free" ones around for guests to park. I keep the car that does the most traveling in the assigned spot and the one that stays put the most in a "free" spot.They allow up to 2 pets for a $50 pet cleaning fee per pet.There is a $70 (upper unit) cleaning fee that renters or guests pay at check-in. If the week is deposited into an exchange company and exchanged into, owners pay the cleaning fee plus $10 for a handling fee to bill the amount.The cleaning fee that is due at check-in, if a week isn't used, it doesn't need to be paid.The blackberries are abundant in the late summer/fall season.There is a rain forest hike within the gated, private community.Deer roam casually around the property.There are sea otters, harbor porpoises, harbor seals and a protected lagoon off the beach where blue heron and water fowl can be spotted.Clamming and crab pots are local activities.There are plentiful sand dollars beyond the stream connecting the lagoon.The weeks rent well or exchange into RCI, Interval International or Trading Places. Kala Point has an internal rental and exchange program, too. This 1/12 own is by far the most economical I have found to keep costs extremely low when exchanging through exchange companies to resorts all over the world. I can show you many examples of beautiful, high end resorts I have used these ownerships to get. I have a 2 bedroom sleeps 8 at Marriott Mountainside in Park City January 2-9. I got a 4 bedroom 4 bathroom Cliff Club Princeville Kauai oceanview. They also have an owner exchange opportunity for owners wanting to switch weeks.Only pay cleaning fee on exchanged into weeks, there is no cleaning fee if week is not picked up in an exchange or if a week is not used. Optional owners & guests can bring one or two pets & pay $50 pet cleaning fee per pet if they want to bring a dog or cat.All units include fully equipped kitchens, private decks or patio, cable TV, DVD player, CD player, free WiFi in units, local telephone, fireplace, dishwasher and compact washer and dryer.
