Traditional deeded week for sale

This is a traditional, deeded, floating week for sale at the Ridge on Sedona Golf .Club. We bought it from the original owner in 2005 for $2500 and have had my happy years of use. Now my wife & I are up in years, with health issues, and no longer travel. The buyer will have a fee simple interest in: One week, 1 bedroom, annual use, floating weeks 1-52, as legally described in Exhibit A in the Special Warranty Deed. Exhibit A states: Week 23, Master Annual, a 1/102 interest in Unit No. 406M, according to the recorded CC&Rs. This listing also includes 2 weeks deposited into Hilton's "Destination Xchange" program. I believe we can transfer these weeks as part of this purchase. Destination Exchange charges $179 to book a week. One week is Tier 3 and expires Nov. 30,2029, and the second week is Tier 4 and expires June 7, 2030. For 2026 and beyond, you will be entitled to 1 week of use provided you pay the annual maintenance fee. Maintenance fees are paid through 2026, so next MF payment is not due for another year. For 2026 you can either use the week at the resort or deposit to the Destination Exchange program. So essentially this $500 purchase comes with three weeks already banked! There is no debt owed. Since there is no club membership involved with this week, you have flexibility to use the week as you wish. As for flexibility on check in days, we always used Saturday or Sunday for the beginning of our interval use. I believe using different days for check-in would be subject to availability. If you are interested, we can confirm Hilton's Destination Exchange rules for the two week included under their program and also contact the title and records department of Hilton to transfer title. I will split any transfer and recording costs with the new buyer/owner.
